Moving to Boca Raton and Delray Beach.

Most of my clients arrive from out of state, and the surprises are almost never about the house. They are about insurance, taxes, and timing. Here is what I wish every buyer knew before they flew down.

Budget for the carrying cost, not the purchase price

This is the single biggest adjustment for buyers coming from the Northeast or Midwest. The sticker price is only part of the story here. Before you fall for a home, you want a real number for all four of these:

  • Insurance. It varies enormously by the age of the home, the age and type of the roof, elevation, and how close you are to the water. Two similar houses on the same street can carry very different premiums. Price it during the search, not after you are under contract.
  • Property taxes. Your bill will be reassessed after purchase. Do not assume you will inherit the seller's tax amount, which is a very common and expensive misunderstanding.
  • HOA dues. Common in most South Florida communities, and they range from modest to substantial.
  • Club equity and membership. In the country club communities of central Boca, such as Woodfield Country Club, St. Andrews Country Club, and Boca West, membership can be mandatory and is a genuine part of the annual cost. Ask early.

The homestead exemption is worth understanding early

If the home will be your permanent primary residence, Florida's homestead exemption reduces your property's taxable value by up to 50,000 dollars. Just as valuable over time is the Save Our Homes protection that comes with it, which caps how much your assessed value can rise each year at 3 percent or the change in CPI, whichever is lower. That cap is why long-time Florida owners often pay far less tax than a neighbor who bought recently.

  • You generally need to apply with the county property appraiser by March 1. Missing it typically costs you a full year of the benefit.
  • It applies to your permanent residence, not a second home or an investment property.
  • If you already own a Florida homestead and are moving within the state, portability can let you carry a portion of your accumulated Save Our Homes benefit to the new home. This does not apply to a first move from out of state.
Please verify the current figures. Exemption amounts, caps, and deadlines are set by statute and can change, and your situation may have wrinkles. Confirm with the Palm Beach County Property Appraiser and your tax professional before relying on any number here.

What people get right, and wrong, about the tax move

Florida has no state personal income tax, and for many buyers that is the whole reason the move pencils out. Just make the comparison honestly: property taxes and insurance tend to run higher here than in the places people leave. Compare total annual cost of ownership against what you pay now, not just the income tax line, and the decision gets a lot clearer.

Timing your move

South Florida has a real season. Roughly November through April the population swells, traffic thickens, restaurants need reservations, and the market is at its most competitive. Summer is quieter and often gives buyers more room to negotiate, though inventory can be thinner.

The practical advice: if you can, visit once in season and once out of it. Plenty of people fall in love in February and are surprised by August. Both versions of the town are worth meeting before you commit.

The out-of-state checklist most people miss

  • Get pre-approved with a lender who writes loans in Florida, so your offer carries weight against local competition.
  • Ask for a wind mitigation inspection and a four point inspection where relevant. They directly affect what insurance will cost you.
  • Confirm the roof age on any home you like. It is often the deciding factor in whether a policy is affordable at all.
  • If you are buying in a condo or HOA community, budget time for the association's approval process and read the reserves and any special assessments.
  • If you have children, verify the zoned schools for the exact address rather than the community name. Our school zone guide explains how.
  • Plan the boring logistics: Florida driver's license, vehicle registration, voter registration, and updating your domicile paperwork if the tax move is part of the point.
